RULES ®ULATIONS
(Note thesewere updated in Jan. 2007, but are basically the same.)

VEHICLES: Other than bicycles, only vehicles classified as passenger automobiles may be parked on association property. No other vehicles and objects, including, but not limited to, trucks, motorcycles, trailers and boats, may be parked or placed upon any portion of the property unless permitted by the Association. The Board of Directors of the Association, for the purpose hereof, may solely determine whether a vehicle is or is not a passenger automobile, and such decision will be binding upon all unit owners, their tenants, visitors and guests. Vehicles of tradesmen and working personnel are exempt for the duration of time required to complete their work daily. |

PETS: Only unit owners may have pets. Tenants may not have pets on the association property. Pets must be on a leash at all times when outside of the units. Pets must be walked outside of the Tarpon Bay Villas complex. Owners are responsible for the complete removal of any waste products produced by their pets. |

SIGNS: No owner, nor his agent, nor tenant may place for sale, for rent, or any other signs on any property within the Tarpon Bay Villas complex |

ALTERATION ON
UNIT: Unit owners are specifically cautioned that their right to
make an addition, change, alteration or decoration to the exterior
appearance of any portion of their units is subject to the provision
of Declaration of Covenants, Restrictions and Easements. Requests
for such additions, changes or alterations must be presented in
writing to the Board of Directors for approval, accompanied by
written plans or drawings and specifications. In order to obtain approval, contractors or subcontractors must provide to the association proof of insurance before commencing work on the property and such forms as required by the Association must be executed by the unit owner to indemnify and protect the Association against damage, negligence, liens or claims that arise from such work. The Association must be protected or indemnified as the mechanics liens and/or claims arising from work done on the units. |

WASHING CARS: Water inside the unit is metered city water. There will be no washing of cars with city water. Well water spigots, located in the parking area, are to be used for this purpose. |

CLOTHES LINES: Clothes or any other article should not be draped or hung over fences, shrubs or balconies. Clothes lines on patios should not be readily visible from outside. (NOTE: Recent legislation requires the allowance of energy-saving clothes drying, but allows associations to regulate hours and locations. This is currently being reviewed.) |

DISTURBING NOISE OR ACTIVITIES: No owner or tenant may permit any resident within their unit nor any guest to make any disturbing noises or create any disturbance that will interfere with the rights, comforts or convenience of others. Stereos, televisions, radios or musical instruments must be played in a reasonable manner so as to not disturb other residents. |

PERSONAL PROPERTY: Personal property of unit owners, guests or lessees shall not be stored outside of units. |

ANTENNAS: No exterior radio or television antenna installation or other wiring shall be made without written consent of the Board of Directors. |

PROCEDURES FOR
OWNERS ABSENCE: In order for the Association to properly
maintain and care for the property in the absence of an owner, all
owners shall provide the Association with a key to each unit for
purpose of access in the case of emergencies or necessary repairs. Any unit owner who plans to be absent for an extended period of time should notify the board of directors or its agent concerning this intended absence. If an automobile is to remain on the premises the owner shall provide keys for such vehicle to a responsible caretaker and the name and telephone number must be provided to the Board of Directors or the management firm. Each owner who plans to be absent during the hurricane season must prepare the courtyard and exterior unit by removing potted plants, movable objects and furniture. |
